365 Bond Street Apartments is hiring a Leasing and Resident Specialist in Gowanus, NY.
The Leasing and Resident Specialist will handle all leasing, marketing, sales, customer service, resident retention and administrative responsibilities.
Provide excellent customer service to residents by interfacing frequently, developing strong relationships, and fostering a positive community environment for the building.
RESPONSIBILITIES: (including, but not limited to)
Marketing/Sales/Leasing/Customer Service:
• Greet prospective residents and provide tours of apartments and the amenities.
• Conduct marketing surveys and produce weekly traffic reports.
Provide pricing recommendations based on analysis of reports.
Ability to understand traffic patterns and leasing market trends.
• Assist with the leasing marketing efforts and oversee marketing campaigns.
Responsible for updating the website and StreetEasy platform.
• Manage the preparation of promotional materials for resident surveys and resident events.
• Handle the entire leasing process, and respond to all e-lead inquiries with a focus on converting prospects into residents.
May be required to interact with neighborhood groups and community organizations to help generate building interest.
• Ensure required reporting is complete on a daily, weekly, and monthly basis.
• Generate renewal paperwork and follow the renewal processes in place.
Maintain a monthly renewal log and ensure proper billing of tenant accounts.
• Organize and maintain resident files per company policy.
• Maintain effective communication with residents, supervisors, and property management in order to keep them apprised of operational needs, happenings, and occurrences.
• Handle resident complaints, signing of leases, landlord referrals, credit approvals, and inspecting apartments prior to move-in.
• Plan and organize fitness and/or educational programs, events, and activities around resident interests.
• Attend all events planned or organized, along with ensuring set-up and clean-up were handled according to management expectations.
• Position may be required to perform duties outside their normal responsibilities as needed and when requested.
Administrative/Operations:
• Oversee and process applications and lease renewals.
• Enter guest cards, follow up, and track information for proper reporting.
• Assist new residents during the move-in process – explain the lease agreement, community rules, location of amenities, and a walk-through of their new home at time of moving in.
• Work with the maintenance department to handle apartment turnovers, move-ins, work order requests and assist in maintaining the cleanliness of target units and tour routes including grounds and common areas.
• Handle clerical and reception responsibilities as designated by the Property Manager.
• Create an event budget and adhere to the guidelines provided by the Property Manager.
Qualifications:
• Previous experience in leasing, sales, and customer service required.
Residential property management experience preferred.
• Passionate about customer service, friendly, enthusiastic, and the ability to develop a rapport with the residents and community staff.
• Strong organizational skills.
• Accuracy and attention to detail.
• Excellent written and verbal communication skills.
• Solution-oriented with the ability to understand a situation and creatively/logically strategize the best course of action.
• Knowledge of NY State rent stabilization laws, specifically 421a rules and regulations.
• Strong time management skills with the ability to quickly adapt to new processes in a rapidly changing environment.
• Dedicated and compassionate team player.
• Self-starter.
Able to work with minimal direction in a high pressure environment.
• Ability to prioritize and meet deadlines, remain calm and professional under pressure.
• Ability to use a computer, intermediate to advanced knowledge of Microsoft programs such as Word, PowerPoint, and Excel.
